Certain paint color choices can boost your home's value when you're getting ready to sell.

If you're one of the thousands of Arizonans who will choose to sell your home this year, you probably understand the importance of de-cluttering and making sure deferred maintenance is addressed. Many also know that painting both the interior and exterior of your home can go a long way for showings. But can certain color choices actually translate into more money in a seller's pocket? Researchers say the answer is yes. Here's a look at some hot colors that buyers are willing to pay a premium for, as well as some general tips for making the right color decisions for your home.

Do's and don'ts

In the past few years, real estate experts have tried to link color and selling price. Real estate website Zillow has issued reports on the subject. One 2018 report from the company analyzed more than 130,000 homes and found those with black or charcoal gray front doors sold, on average, for about $6,200 more than expected. Its 2017 Paint Color Analysis report also found navy-colored doors fetched about $1,500 more than expected.

"The big takeaway with front doors may not be so much whether you should paint it blue or black, but maybe we can say don't be afraid to paint it a contrasting color," said Joe Campbell, co-owner of Arizona Painting Company. "I always say it's best to check with the HOA [homeowners association], first, if you have one. There are probably parameters you'll need to work within on color choice for doors."

In the 2018 Zillow color report, blue in bathrooms fetched nearly $2,800 more than expected. That held true in 2017 as well, when a pale blue fetched about $5,000 more.

The 2017 report indicated gray and blue hues are popular in kitchens, fetching more than a $1,800 premium. Taupe and beige in living rooms were positives in both years (about a $2,800 premium), and color choices negatively impacting a home's value were red in the kitchen (decreased value of about $2,300), brown in the dining room and yellow on exteriors.

General tips for interiors

Most home buyers don't like dark spaces, so homeowners are always advised to brighten up a home by letting in as much natural light as possible. You want your home to look large and open, so that the buyer can imagine what he or she will do with the space. Paint can help, but even with a lot of natural light, a dark paint can still make a room look small and uninviting.

That's why beige, taupe and gray are still safe bets for interior rooms, Campbell said. If you want to do an accent wall, consider a more understated color, he noted. Remember, painting is about de-personalizing a space for the buyer.

"Stay away from any bold colors, as this could be a turn off," he added.

Exteriors: Blend in and stand out

In Arizona, with most sellers dealing with HOAs, the only choices may likely be neutral beige and gray tones. Even if you're not in an HOA, you may want to stick with a neutral color anyway. Darker colors tend to fade sooner in the harsh Arizona sun, Campbell added, and they won't stand out in a good way among other homes painted with lighter colors. And if your home is in an HOA and you've chosen a neutral color, make sure to get the HOA's approval before painting.

"A good painting contractor will remind you of that," Campbell added. "We've worked with so many HOAs in town, we can walk a lot of our customers through the process. It's also good to check with your neighbors and look at their color schemes; you'll want to continue with what general theme you see in the neighborhood. You can add pops of contrast on trim, too, if you'd like to differentiate your property in some way. Regardless, though, a new exterior paint job always boosts curb appeal."
